Juniper House- first Passivhaus certified Care Home in UK

Juniper House has become the UK’s first care home to achieve PassivHaus certification.

Juniper House Care Home, Northamptonshire

Juniper House is a 60 bed care home in Brackley, Northamptonshire, with a floor area of 2932m2. The scheme has been developed by Castleoak for Barchester Healthcare and designed by Carless Adams Partnership.

Castleoak used the project as a pilot to assess the cost and practical implications of achieving Passivhaus Certification on such a scheme while complying with Barchester’s specifications. The home will require around only 60 per cent of the annual energy costs and produce around only 50 per cent of the CO2 emissions of a typical 60-bed, timber frame care home*. Most significantly, the savings at Brackley have been achieved through just a six per cent uplift in build costs on a project value of £4.2M. . It is estimated that this uplift will effectively be paid back through the anticipated running cost savings within 8 years compared to an equivalent building designed to comply with 2010 Building Regulations. Energy monitoring will be carried out while the building is in use to see how closely it performs against the forecast energy usage.
