Broadstone Holt Passivhaus wins planning permission

Patron members Encraft are working with Nottingham-based Groundworks Architects LLP to deliver a new rural 3 bedroom home near Staunton Harold reservoir, Derbyshire that is aiming for the Passivhaus Standard.

Broadstone Holt, was granted permission under paragraph 55 of the National Planning Policy Framework (NPPF) on the basis that the scheme is ‘truly outstanding and an environmental and design exemplar’. Planning conditions require Broadstone Holt to achieve the Passivhaus Standard, as well as meet Code for Sustainable Homes Level 6.

The modern house has a cross-shaped plan with living areas on the ground floor and three bedrooms above. The project intends to become carbon negative by producing more energy than it uses. It contains the following features:

  • A very high standard of building fabric specification and construction details assuring thermal performance.

  • A number of renewable technologies including ground source heat pumps, solar thermal and a large solar PV array.

  • A glazed ‘observatory’ on the third floor of the house with views across Staunton Harold reservoir. 

Work is scheduled to start on site in spring 2015.
