Passivhaus Site Visit: Bryce Lodge

Background:
This project which has a contract value of £4.75m involves the design and build of 38 homes for affordable rent including 17 houses and 21 flats. This scheme is unique in that 12 of the homes will be built to Passivhaus standards whilst at the same time achieving Code for Sustainable homes Level 4. The remainder of the homes will be built to meet CfSH Level 5.
All 38 homes benefit from Innovaré Structurally Insulated Panel System (i-SIPS) which provides extremely high levels of sustainability and thermal efficiency. The Passivhaus properties have enhanced levels of thermal performance due to the additional use of i-SIPS floor and roof systems. This results in limited cold bridges and reduces energy costs through excellent thermal performance and air tightness. (0.6m3/hr/m2 - Code 4 / Passivhaus).
The use of i-SIPS means we can address the speed of construction. Design was prioritised in line with the design programme and we focused our efforts on the design of the first block of flats to be started and completed. This has provided valuable information which has lead to continuous improvement as the lessons learnt on this first block have then been used on the remainder of houses and flats as the project has progressed.
Osborne has been able to bring its experience from developing environmentally sustainable projects including a number of Code Level 5 schemes to work with Saxon Weald HA in order to rationalise the design. They have been able to highlight the risks involved in achieving Code for Sustainable Homes and Passivhaus and have used this experience to secure savings on the contract, ensuring value for the client.
