Encraft deliver Passivhaus homes in East Midlands
3 of 9 new affordable homes have been certified to Passivhaus Standard as part of a multi-million pound regeneration programme by emh homes to provide affordable housing in Erewash, Derbyshire. Passivhaus Trust members, Encraft, acted as Passivhaus consultants on the project.
The Hart Lea new build properties have also been designed to Lifetime Homes Standards replacing older homes with high quality units that have low running costs that can easily be adapted to meet a wide range of needs.
A ‘fabric first’ approach to design and construction, inspired by the Passivhaus standard, was adopted ensuring that:
- the energy demands, fuel bills and maintenance costs are as low as possible.
- the energy performance for each dwelling meets Level 4 of the Code for Sustainable Homes without the need for ‘bolt-on’ renewable energy technologies.
The development comprises a mix of energy efficient family homes and bungalows, all of which are well insulated and airtight, requiring just two towel rails and a coil in the ventilation system to supply all the heating. Neighbouring sites are currently being developed by emh homes at Town Street and Vine Crescent.

Going forward, it’d be great if this project could provide a stimulus for the uptake of Passivhaus in the East Midlands region.”
