Residential developments race for title to become first Passivhaus in a National Park

Dartmoor National Park

Christow Community Land Trust are working in partnership with Teign Housing  on a new 18 home development in Layne Fields, in Dartmoor National Park. Planning permission has been secured for the residential development 14 will be affordable rent and 4 will be sold on the open market, at an affordable price.  The majority of the properties will be built aiming for Passivhaus Standard and estimate total energy bills for these properties to be just £100 per annum.

A CLT allows communities to get involved in the development, giving them control of a local asset and the opportunity to manage other community services as they grow in confidence. This relatively new approach is gathering momentum as a way of empowering local communities and bringing forward affordable housing. (find out more from the National CLT Network).

Christow CLT own the land, and Teign Housing lease it from them at an affordable rate. Teign Housing will be financing and maintaining the scheme. Funding has been secured from Homes and Communites Agency (HCA)

The project has been delayed but it is important to remember that this is a very new way of providing housing with genuine local involvement. It means that virtually everything we do is a first for all of those involved and so it has taken longer than we had originally envisaged. The houses will be built to PassivHaus standards and they will be available to Christow people first and then to those from surrounding villages. These factors are very important to us and we have been able to ensure that they have been kept through these difficult times. CLT Board

Construction has begun and the site is now due for completion in December 2015.


Lewes and the South Downs National Park

Although a first for many involved, and believed to be the first Passivhaus development being built on a National Park, there is hot competition for that claim to fame with a detached residential Passivhaus, designed by Meloy Architects, that was granted planning permission in Lewes and the South Downs National Park.

The proposed house replaces two derelict poultry sheds on land adjacent to Juggs Road, an ancient medieval drove road used by fisher folk to transport their catch from Brighton to Lewes. It is hidden from distant views due to the surrounding topography, existing dwellings and trees on and around the site.

The house is arranged as two simple wings for sleeping and living with a linking core grouping the services and entrance to the dwelling. The dwelling is clad in naturally weathered timber boarding on both the walls and roof and is aligned to respond to the verticality of the adjacent trees.

Work is due to commence on site in spring 2015.
