Eco Design Consultants begin London Passivhaus retrofit under Permitted Development
PHT members Eco Design Consultants have decided to split their planning applications for a London refurb aiming for Passivhaus Standard into piecemeal approvals.
The Hiley Road project is an EnerPHit retrofit of a solid wall Victorian mid-terraced house in the London Borough of Brent, located in North West London. Planning permission was granted for this project back in September 2014, but to provide cost savings as well as a planning precedent, Permitted Development was sought for the installation of 250mm of External Wall Insulation (EWI) to the front facade facing the street.
The refurbishment will also include:
- Erection of a rear dormer window.
- External alterations to include new bi-folding doors to rear.
- Replacement windows with new timber frame triple glazing.
- Two new front rooflights.
Detailed energy calculations were made for optimizing the glazing and wall details, as well as thermal bridge detail calculations for party walls and foundation junctions. Passivhaus certifiers and PHT members WARM are finalizing the PHPP calculations.

A Certificate of Lawful development was recently granted for the front facade EWI and replacement windows.
Work begins on site, January 2015.
