School Farm barn conversion project submitted for planning

A Victorian barn conversion project in Wouldham, Kent, aiming for Passivhaus certification has recently been submited for planning. School Farm will be converted to provide two spacious family homes within the two large 19th century, disused barns.

In response to the clients’ brief to create homes that are "extremely eco-friendly", architects Taylor Kay Architecture have approached this sustainability brief using sound scientific principles and intend to have the buildings certified to the Passivhaus standard, following an initial pre planning consultation with Passivhaus certifiers Cocreate.

The project also includes other sustainable principles outside of the scope of the Passivhaus standard, including grey water re-use, on site renewable energy generation (PV, GSHP) and the use of reclaimed materials wherever possible, particularly those already on site.

The entire roof structures of the barns will be replaced and a new lightweight structure built behind the existing masonry walls to house a layer of mineral wool insulation, therby minimising thermal bridging problems and retaining the original aesthetic of the outer walls. A separate basement will be built adjacent to the barns to house a plant room.

The internal configuration of the barns will be rearranged to suit modern living, with new triple glazed window and door openings sympathetically arranged to provide additional daylight and solar gains, without compromising the agricultural appearance of the barns. The project is currently in the detailed design stage, with work expected to start in Autumn 2015.
