London housing projects loom large

As the cost of living continues to soar, Local Authorities are increasingly targeting the Passivhaus standard for new social housing. Here we highlight a few exciting large-scale 100+ home developments currently underway or in the pipeline in London.

Camden

Agar Grove

Atter lessons learned from building 52 Passivhaus homes at Chester Balmore, Camden Council is undertaking an ambitious phased council housing regeneration scheme that aims to almost double its housing capacity on the same estate.

Ealing

Ealing Passivhaus

Over 100 mixed-tenure homes across six redundant and underused brownfield sites in Ealing. 70% affordable homes with 73 homes complying with London Affordable Rents.

Hammersmith & Fulham

Hartopp and Lannoy Points

Provision of 134 new homes replacing two rundown fourteen-storey buildings on the Aintree Estate, Hammersmith.

Haringey

Ashley Road

An existing refuse depot at Ashley Road is set to be transformed into 272 new homes for social rent and market sale. The development consists of three blocks ranging from 4 to 13 storeys in height.

Hounslow

Convent Way

Council masterplan for redeveloping Convent Way housing estate in Heston with 967 Passivhaus homes.

  • No. of homes: 967 aiming for Passivhaus 

  • Stage: A hybrid planning application, including the outline masterplan with first phase in detail was submitted in Autumn 2022.:

Islington

Vorley Road

A mixed tenure development, the project will include 37 homes for social rent and comprises three high-rise tower blocks reaching 7, 8 and 13 storeys

Lewisham

Phoenix Community Homes is embarking on three social housing projects, totalling 92 homes, across Lewisham, including an intergenerational scheme at Melfield Gardens. Discover more here:

Westminster

Westminster City Council has two flagship Passivhaus developments underway.

Westmead

Mixed tenure development, with over 40% affordable housing. 

  • No. of homes: 65 aiming for Passivhaus 

  • Stage: Planning won

  • Key Team: Westminster City Council, Child Graddon Lewis

Peebles House & Carlton Dene

Family-sized apartments for affordable rent alongside an extra care development.

  • No. of homes: 22 (Peebles House) aiming for Passivhaus, 65-bed extra care development (Carlton Dene) targeting PHI Low Energy Building.

  • Stage: Planning won
